Yes, Ardon Engineering Consultants is accredited by the Ministry of Municipal and Rural Affairs and Baladi, and works according to the approved Saudi Code system.

What services do you offer?

 We provide engineering consulting services, architectural and construction design, project supervision, and general contracting management with high quality and in accordance with approved engineering standards.

Do you deal with authorized contractors?

Yes, Ardon is classified and certified by the Ministry of Municipal Affairs, and we carefully select our partners to ensure that we supply quality materials with the highest quality and safety standards.

Does Ardoon provide implementation and contracting services?

Yes, we provide general contracting services through “Ardon General Contracting” division, while adhering to the highest standards of quality and timeliness while keeping in mind the cost.

Design and implementation:


What is the difference between architectural design and structural design?

Architectural design is concerned with the shape and style of a building, such as the internal and external distribution of spaces.

Structural design is responsible for calculating loads and selecting materials to ensure the strength and durability of the building.

How long does it take to implement the project?

It depends on the size of the project, but we make sure to stick to the set timelines without compromising on quality.

How is the construction ratio calculated?


The construction ratio of each floor is calculated using the following formula (floor area ÷ total land area x 100)?
The percentage of construction varies by city and building type.

Can I build more than the regulated area?

What is the bone stage of construction?

This is the first stage of construction, where the land is prepared and excavated to build the structure according to the plans.

It is not possible to increase the statutory area. The office relies on the Saudi Building Code, and any increase is considered a violation of the requirements.

If the building ratios are less than the specified ratios, an addition and alteration license can be obtained.

Do you help with building permits?

Yes, we follow up all administrative procedures with the competent authorities to facilitate obtaining licenses as soon as possible.

What documents must be provided by the owner to issue a building permit?

A copy of your national ID.

A copy of the instrument.

Land handover record (if located in a grant scheme).

What are the requirements for obtaining a building permit?

Provide a supervision contract from an engineering firm.

Sign a contract with an authorized construction contractor.

Providing contracts such as pest control, waste removal, etc.

Adhere to the specified ratios and setbacks based on the Saudi code.

How long does it take to get a building permit?

It takes a week for the design to be approved by the engineering office after the owner's approval.

The review period can take up to two weeks or more depending on the transaction.

Is there a fee for obtaining building permits and what is the cost?

Yes, the fees depend on the building area (from 1 to 3 riyals per flat meter) and are paid to the Municipality.

Should the setbacks be adhered to? Is it 2 meters or less?

Compliance with setbacks depends on the updated requirements for each year or planning period.

Supervision and irregularities:


Should there be supervision from a consultant during the construction of the building?

Yes, supervision is necessary to ensure that the works are carried out according to the approved plans and according to the Saudi code.

It is also a requirement of the municipality.

How are building violations dealt with?

The situation is corrected in coordination with the engineering office, and then the violations are calculated by the Municipality.
